Is our resort open all year? Yes, utility services are installed for year round use and access roadways are kept open by the M.O.T. with local resort roads maintained by the Home Owners Association. School bus service is provided by the local school district.

Where is the nearest Hospital? Hospital and emergency services are provided at Fernie & Granbrook.

Are we serviced by a fire department? We are serviced primarily by the Baynes Lake Fire Department with additional support from Jaffrey. An emergency station is located and maintained by Sweetwater.

Are we allowed fire pits? Yes, bon fires are an enjoyable part of lakeside living.

What will our taxes be? B.C. taxes are based on assessment values. In 2010 a cabin and lot valued at $249,000 would have been
taxed approximately $2,200. This would be reduced by over 50% if you are exempt from BC School taxes

What are the Strata BC or Association Fees? Nominal snow removal and garbage collection fees will be established by the volunteer association and divided equally between participants.

Are we protected by architectural controls? Yes, see website for details.

Can we mortgage our property? Yes, with your current financial institution or we can assist getting you financing.

Will roads be paved? Yes, roads and golf cart paths will be paved.

Do we get a boat slip with our lot? Titled boat slips are available for purchase as well as daily rental.

Will our utilities be metered or grouped? All lots will be individually metered including RV lots.

Is the water potable? Yes, the water source comes from central wells that are monitored and treated regularly to ensure it meets the highest government standards. A treatment plant is on site for appropriate sewage disposal.

What is the climate like? Historical records from Rexford Montana, less than 20 miles from Sweetwater, and at a similar elevation, verify temperatures equal to the mild climate found in the Southern Okanagan.

Year Round Living? Many purchasers have indicated Sweetwater will be their primary residence. Some of these include retired couples that plan to spend a portion of their year in Southern locations.
